What is a Letter of Map Amendment?

A Letter of Map Amendment (LOMA), is a type of FEMA flood map change (collectively called Letters of Map Change or LOMC) that can correct your flood zone based on new property-specific information. This property-specific information includes Professional Land Surveyor analysis of the elevation of the property compared to the elevation of the flood. Even though the flood map may show your property in a FEMA high-risk flood zone, the elevation of the property can cause the flood zone to change to a low-risk flood zone. If this is the case, FEMA will issue an official floodplain removal document which can remove the mandatory flood insurance requirement for the property.

Lenders have to require flood insurance on a property when you take out a mortgage if the FEMA flood maps show the building is located in what they consider a high-risk flood zone. Unfortunately, those flood maps may not show the property accurately, or worse, may be outdated. But because it is federal law, the lender has no choice in the matter. Flood insurance is often very affordable, but can still add up over the life of a 15- or 30-year mortgage. The only way out is to seek a removal from the high-risk flood zone.
